My name is Tom Deutsch and I am an InterNACHI certified, bonded, insured and Ohio-licensed Home Inspector. Every home is unique – and so should be each inspection. My mission is to provide a stand-out, high-value experience tailored to your needs, whether that is a high-level inspection for an investor, a detailed examination of an older home’s interior condition for a family looking to live in and restore, or a guided walk-through and inspection of a major renovation or new build.

 I strive with each inspection to not only provide a comprehensive overview as per the required standards of practice, but especially to provide relevance and context for problems I find on the property:

• Is this an owner-modified property with lots of DIY repairs? I’ll have my eye out for signs of problems that may not be apparent such as inadequate materials, fastening, finishing or site prep that may lead to expensive damage later.
• Does the property feature a special setting or striking architecture? Since the exterior speaks to the value of your potential investment, I will note areas outdoors requiring specialized or costly maintenance.
• Have you told me you would intend to replace the furnace and ductwork? I’ll still give you the relevant information for the current system so that you can make informed choices, but I’ll also point out any restrictions I see that could complicate installation of a new system.
